Real property in the state of Kentucky is typically assessed every four years. It is the burden of the property owner to meet the set deadline dates and prove the assessment is incorrect. An owner can appeal their assessment in any year they feel the assessment is higher than its Fair Cash Value. A successful appeal will ensure the property owner is not overpaying on their real estate tax obligations. Successful appeals require an understanding of the properties historical income and expense, current condition, near future income and expense analyses, and market conditions.

STG offers two methods of engagement for tax appeal compensation. The first is on a flat fee basis and the second is on a contingency basis of a percentage of the first years tax saving.

Our Services

Initial Property Review

Client engages STG to perform a property review. This process includes reviewing the current assessment, obtaining and reviewing the previous 3-years of income and expense statements, as well as a current rent roll for the property. Once obtained, STG will perform an income analysis to determine what the fair assessment should be. The results of the analysis will be shared with the client and STG will discuss what the next steps should be. The fee for the initial review is typically $500-$800.

Conference Appeal Process

The first level of the appeal process is at the conference level. STG will file the online conference appeal by the deadline date, which is usually 3-4 weeks after the assessments are mailed out in late April. After the conference appeal is filed, STG will be notified if any adjustment will be made in the assessment. The client will be notified of the conference results and together a decision will be made on whether to proceed to the next level of appeal.

Local Board Hearing

STG will represent the client at the local board hearing, which typically occurs in July of each year. STG will file the appeal with the county clerk’s office and notify the client of the location, date and time of the hearing. Client has the option to attend, but in the majority of cases STG will attend and represent the property owner. The board results are received one to two weeks after the hearing and STG will forward them to the client. In 95%+ of the board appeals filed, positive results are realized after the board hearing.
